OVERVIEW

The City of North Bend is planning the redevelopment of the former convenience store/gas station site located 302 W. North Bend Way (corner of Sydney Ave N). This property, situated in our downtown corridor and serving as a gateway to our city, is a prime opportunity for revitalization. We value the community’s input and appreciate your thoughts and preferences regarding the future use of this highly visible and important property.

About the Property

The property at 302 W. North Bend Way is a former gas station and convenience store that has been vacant for nearly three years.  A Phase II Environmental Site Assessment was completed in 2005. In 2007 and 2008, 850 cubic yards of contaminated soil and four storage tanks were removed from the site. In 2013, the Washington State Department of  Ecology confirmed the site was ranked 1 (highest level of concern) and warranted further cleanup efforts.

The City of North Bend has been engaging the Center for Creative Land Recycling and the Washington State Department of Ecology to address the environmental remediation needs. More effort is necessary to ensure that the site’s environmental conditions are suitable for redevelopment while protecting the nearby Snoqualmie River.

Community INput and Support

As a gateway to North Bend and its excellent location within the downtown core, the site has tremendous potential to serve many community needs. This summer, we invited community members to join us in envisioning a new future for 302 W North Bend Way by filling out a survey that was open from July 19 to August 9, 2024. The survey received over 746 responses.

Next Steps

  • Pursue State Support: The City of North Bend will work with the Washington Department of Ecology to understand the site’s cleanup needs.
  • Engage the Community: The City will continue to update the community about progress towards site cleanup.
  • Creatively Reuse the Site: In time, the site will be transformed through the City’s commitment to sustainable urbanism and environmental quality. The vision is for reuse that benefits all residents and enhances the downtown’s unique, cherished identity.
